Nous faisons le point.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>D\u00e9claration des occupants<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A partir de 2023, la taxe d\u2019habitation est supprim\u00e9e pour les r\u00e9sidences principales. L\u2019administration veut conna\u00eetre pr\u00e9cis\u00e9ment qui reste redevable de cette taxe.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Aussi, si vous \u00eates propri\u00e9taire de biens immobiliers \u00e0 usage d\u2019habitation, vous devez <strong>d\u00e9clarer l\u2019occupation des logements<\/strong>. Tous les particuliers et toutes les entreprises sont concern\u00e9s. Tous les logements sont concern\u00e9s, aussi bien votre r\u00e9sidence principale que secondaire ou les biens locatifs.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pour ce faire, vous devez vous rendre dans votre <a href=\"https:\/\/cfspart.impots.gouv.fr\/LoginAccess?op=c&amp;url=aHR0cHM6Ly9jZnNwYXJ0LmltcG90cy5nb3V2LmZyLw==\">espace \u00ab&nbsp;particulier&nbsp;\u00bb sur imp\u00f4ts.gouv.fr<\/a> via le service en ligne \u00ab&nbsp;<strong>G\u00e9rer mes biens immobiliers<\/strong>&nbsp;\u00bb (diff\u00e9rent de l&rsquo;<a href=\"https:\/\/novalliance.fr\/en\/lespace-impots-gouv-comment-ca-marche\/\">espace professionnel<\/a>) Votre d\u00e9claration doit \u00eatre faite <strong>entre le 1<sup>er<\/sup> janvier 2023 et le 30 juin 2023<\/strong>. Elle doit comporter le nom des occupants et la p\u00e9riode d\u2019occupation. Elle varie selon l\u2019usage des locaux (bureaux, locaux commerciaux, stockage, stationnement) et selon le d\u00e9partement. Par exemple, elle est \u00e9gale en 2023 \u00e0 0.94\u20ac\/m2 pour des locaux \u00e0 usage de bureaux sans les Bouches du Rh\u00f4ne. Ainsi pour une surface de bureaux de 150 m2 \u00e0 Marseille, la taxe sera \u00e9gale \u00e0 141\u20ac.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pour conna\u00eetre tous les tarifs, <a href=\"https:\/\/entreprendre.service-public.fr\/vosdroits\/F20668\">cliquez ici<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Si vous \u00eates concern\u00e9s, <strong>vous devez d\u00e9clarer et payer cette taxe spontan\u00e9ment avant le 1<sup>er<\/sup> mars de chaque ann\u00e9e<\/strong> aupr\u00e8s de votre service des imp\u00f4ts via le <a href=\"https:\/\/www.impots.gouv.fr\/sites\/default\/files\/formulaires\/6705-b\/2022\/6705-b_3803.pdf\">formulaire n\u00b06705-B<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Diagnostics et performance \u00e9nerg\u00e9tique<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Des obligations li\u00e9es \u00e0 la performance \u00e9nerg\u00e9tique des logements ont \u00e9t\u00e9 mises en place depuis 2007. Depuis le 1<sup>er<\/sup> janvier 2022, toutes les annonces immobili\u00e8res doivent afficher l\u2019\u00e9tiquette \u00e9nergie et climat.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A compter d&rsquo;ao\u00fbt 2022, vous ne pouvez plus <strong>augmenter ou r\u00e9viser le loyer pour les logements class\u00e9s F et G <\/strong>(passoires \u00e9nerg\u00e9tiques). Depuis le 1<sup>er<\/sup> janvier 2023, vous \u00eates interdit de location pour les biens les plus \u00e9nergivores de la classe G. Et en 2025, tous les biens class\u00e9s G seront interdits \u00e0 la location.
